Initial consultation and hearing
As a first step with our clients, we will hold a face-to-face interview to find out in detail the objectives and wishes of the project.
- We will ask you about your requirements regarding the land and building, your lifestyle, and your ideal design image.
- We draw out our clients' dreams and challenges and find the direction to solve them.
- If necessary, we will carry out an on-site survey to check the site and surrounding environment.
- Consideration period (volume study, creation of concept incorporating requests and issues)
Presentation 1 to 1.5 months
We will come up with a concept plan through interviews with the client. We will also consider the source data for creating documents for approval.

Design contract/basic design: 4 to 6 months
- The contract will be based on the "Design and Construction Supervision Business Standards" established by the Japan Federation of Architects and Building Engineers.

Detailed design: 3-4 months
We will carry out detailed design from the basic design to the actual construction.

- We will select specific building materials, equipment, and finishing materials, and create drawings for the contractor to use to provide estimates.
- Design fee: Upon completion of the detailed design, 30% of the total design fee
Requesting quotes, adjusting quotes, and applying for them: 2 to 5 months
Request quotes from your preferred construction company or contractor.
- We also provide competitive quotes.
- For small projects such as renovations, estimates will be given for one company.
- After selecting a contractor, we will promptly determine the construction cost and make arrangements to enter into a construction contract.
- If there are any buildings to be demolished, we will proceed with the demolition first.
- Design fee: 30% of the total design fee upon completion of estimate adjustment
Construction start/construction supervision/completion
Based on the finalized design, we manage and supervise the progress of construction to ensure high quality.
- We check progress and control quality on-site to ensure construction proceeds according to design.
- We work closely with construction companies to thoroughly manage schedules and costs.
- We will regularly update you on progress and resolve any concerns or questions you may have.
*The above example uses the construction of a new house, but please assume that it will take at least 1.5 years to complete.

*In the case of interior renovations, confirmation applications are often not required.
*For interior renovations, the design fee will be determined based on the difficulty of the design work.

Q. Can I request long distance service?
A. We can provide services nationwide. For remote locations, we ask for actual travel expenses in addition to the design and supervision fee.
Q: I would like to ask a local construction company to carry out the work. Is that okay?
A: Yes, a local construction company can do it. We will hold a preliminary hearing to determine whether they can carry out the work.
Q: How much is the design fee?
A It depends on the difficulty of the design, but you can expect the cost to be around 9 to 13% of the building construction cost.
(If structural and facility design is required, additional fees will be charged. If the location is far away, transportation costs will be charged separately.)
Q I found some building materials on the internet that I'm interested in. Can I use them?
A: In recent years, there has been an increase in cases where products are purchased online and then installed. Generally, we act as an agent for the client, providing the products themselves.
(Purchasing online can take a surprisingly long time, so we do not recommend it for sites with limited construction time.)
Q: Can you also design stores and renovations?
A: Yes, of course.
Q: Before officially signing the contract, could you provide me with a drawing for my consideration?
A: We would like to make a simple proposal based on our initial discussion. (It will take about 1 to 1.5 months for us to prepare blueprints and perspective drawings of the completed project.)
If a contract is subsequently signed, no additional costs will be incurred.
If no contract is reached, we will ask for 150,000 yen as a presentation preparation fee.
